Looks great Brandon! ICF is the way to go, I can't believe how cheap our house is to heat. If you need some help finishing some of the rooms later let me know. I have done most of the work on our house and have most of the tools needed.

Jet, what is ICF?
Yeah they let us choose either block or poured foundation (same $). Had no idea which is better so after asking around we chose poured. So apparently they just build a mold and pour concrete in to fill it up. Kinda cool to see. And jet thanks for the offer. Will have to hit you up when we start finishing the theatre room! |

It is a system of styrofoam forms held together by plastic ties and filled with concrete. Depends on the system you go with there are a few different ones. It works very well and the r value is crazy. Also they say you can screw sheetrock directly to it so no need to fir in the basement wall just vapor barrier. I have installed 100 plus of these basement systems and would recommend them to anyone. |

Ahh, I thought u had the foam blocks inside the forms. Yeah, the R value is nuts with icf. We spend less than $200/Mo on heat for a 4k sqft house in the coldest months. I just got a collated screw gun, self loading.

Oh. Haha. I'm actually looking at renting a house to start. Our lease up here is up may 31st, but I want to be out of here a week or two earlier. I don't think there is anyway I could close on a house that fast and not be crazy rushed. I want to get one house and be there for good, so I want it to be "the" place. I figure if we rent for a year or so, that gives us time to find out exactly what we want.

Yeah I sold my place, Bman/Brandon/Halon has his place still and I think has been mildly contemplating renting to a member it might go for it.
There are a lot of nice places in blaine (1200/mo) down to not so nice places. The $1200/mo would of been for a place like mine 3br, 2.5 br 1600sq ft, 2 car attached in the lakes development. The newest, largest development in the city. |

Not really a project, but I'm in the process of refinancing my house into a 15 year mortgage at 3.6% fixed!

How many square ft is it again? Looks pretty decent sized, I would bet by the end of next week it should be close to getting a roof, or maybe even have plywood on the roof depending on how many guys are on the crew.

I forget the exact numbers. Something like 2000 on the main level, then the same in the lower minus however much the wine cellar and mechanical room is. So maybe like 4000 total, but 3600 finished?

Yea, probably two weeks then. Depends on if there are any vaulted ceilings, a hip roof vs a gable roof, etc. That stuff always takes a while to hand frame.

That first one is tiny, the foundation size is 660 sqft, so they are lying about it being 1500 sqft. They are probably including the deck. Second one looks like a nice find!

I am trying my best to stay within the Centennial school district with minimum 3 bedrooms and 2 stall garage, which kind of limits our choices. Dominic is only about 2-3 years from being in school, so that is one of our top priorities. Now I really need to talk to our credit union and see what we can get approved for as far as a loan. DOES ANYONE HERE HAVE ANY EXPERIENCE WITH VA LOANS?? |

I have looked in to them before, but VA loan usually is higher interest rate than normal and there are hoops to jump through. I compared them both times I bought houses and regular loans were better each time.
That last one looks really nice too. Is a short sale, but that is the way I would go too. |

i dont think the first house is lieing. 660 on the main floor. 528 underground. and im guessing the extra 300 or so is in the attic. might be converted for a bedroom. when i was looking at houses last year this was the case 90% of the time with the small base footage houses.

They are making some amazing progress. Every day we swing by and are amazed! The entire main level is pretty much framed. The roof is framed. It's starting to look like a house!

Roof is on. Upper level is fully framed (archways installed as well). Windows and doors are installed. We were told they will be pouring the basement floor tomorrow, and framing the basement Friday. Still amazes me how fast they work.
