The High Gloss stuff comes with an additive to make it grippy when wet. its made for garages where oil and water are common, I'm sure they have thought of that.

Re: House Projects

Suppose I can finally post in this thread too!

Closed on a house in June located in Eagan, yay suburbs again! I was looking for about 8 months, everything from townhomes to twin homes to regular homes in different areas of the metro. Woodbury, Shoreview, Richfield, Bloomington, Oakdale, but finally settled on Eagan and I love it.

House was pretty much turn key, only built 10 years ago, 3 car garage attached with 1 car garage in the back built in the last 4 years. .48 of an acre in a culdesac.

The first day we moved in, I stayed up till 2am painting the kitchen with one coat, goods times. Over the next 3 months or so, I finished painting most of the upstairs, since it was all crazy colors... Had to do quite a bit of patching since they had some imperfections and holes from existing wall hangings and shelves in some rooms.

Kitchen-was Blue, now its light olive green.
Entryway-was red now its greyish.
Master Bedroom-was blue and yellow, now its a light brownish grey.
Spare Bedroom-was blue green orange and yellow because it was the baby room, now its the same as the master.
Bathroom- was white with a moon and star border, going to redo the bathroom this fall with some nice tile work and updates. So far, Ive just removed the border.

The lower level was finished maybe 5 years ago and its pretty modern colors so Im leaving that alone with exception of the bathroom since its a very light blue.

Right after move in I wanted to get a garden started, so I put that behind the detached garage so it was out of view a bit. Peppers and tomatoes only for this year, next year more variety.

Few buckets like this have been harvested and lots of tomatoes:

Decided on sticking with regular over the air HD TV channels to cut some costs, dont really miss cable at all. Bought this antenna from Radioshack and routed some cable up from the basement to the garage attic, works perfectly.

Other outdoor projects:

Built a ring and planted some plants
http://lh5.googleusercontent.com/-Hz...0730-00288.jpg
http://lh4.googleusercontent.com/-tv...0827-00473.jpg

Started on this in September, going to fill it with plants, grasses and flowers, still in progress and it will wrap around the left side of the garage with a few bushes on that side. The patio on the right will also be expanded next spring.

https://lh5.googleusercontent.com/-y...0910-00541.jpg

Next projects will be raking all the leaves! haha

I am getting 3 large pine trees put in the back yard in the next couple weeks, about 12 feet tall. Some smaller ones as well on the sides of the yard.

But I look forward to doing some tile work like Brandon has been doing, in both the entry way and bathrooms. Not sure what I want to do in the kitchen yet. Might go with tile or a wood floor for the kitchen and part of the family room upstairs.

Id also like to expand the patio outside, re-stain the deck and gazebo, also coat the garage floors. but all of that will wait until next spring.

Re: House Projects

Got started on the bathroom project, looked like this upon move in, right away I ripped out the moon and star border and put up a non moon/star shower curtain I had from the apt. Didn't want to paint or do anything else until I figured out what I wanted to do with the floor and vanity/top and mirror cabinet.

Ended up ripping out the mirror cabinet and integrated lighting to make way for a regular mirror and new light fixture. Decided on a custom Granite top with square bowl from a granite shop in burnsville. The vanity was in good shape and it wasnt a standard size, so I ended up keeping that and just replacing the top counter and sink. A nice backsplash will be from stone will be installed later on as well, which will also top the new shower/tub unit with slate tiles going to the ceiling. All new hardware is Brushed nickel and the sheetrock work and paint will come last.

Before.

http://lh5.googleusercontent.com/-Pm...1130/Bath2.jpg

New Counter and Kohler fixture, new mirror still in its packaging for now.

http://lh5.googleusercontent.com/-pR...0115-01143.jpg

New light installed.

https://lh4.googleusercontent.com/-k...0115-01144.jpg

Floor removed and permaboard install.
https://lh4.googleusercontent.com/-L...0115-01148.jpg
https://lh3.googleusercontent.com/-D...0115-01152.jpg

Floor teaser with slate tiles, love the slattte. Pictures dont show the texture or depth really well. Some of these tiles were still wet from condesation as you can see too.

https://lh5.googleusercontent.com/-T...0115-01153.jpg

Decided to rip out the tub last minute this week after thinking about it for a while, before we do the tile. The old one wasnt terrible, but it was a bit smaller and the previous owners didnt really care for it, so it was a bit faded and discolored in some spots. This will make way for a nice new larger unit made by Kohler. The plumbing for the tub will have to be changed to the left side as well, because I want to put in a shower door which will make turning the water on and off tricky if its next to the toilet. They did that wrong when they built the house...

Digging should being right around 3/1. Then 90-120 days later should be all done. I'll be taking tons of pics of the whole progress, and will post some of em. Kinda crazy how they can build this all so quickly.

Is it a predetermined builder? Did you pick your house plans?

Yup. We've spent about the last 2 years visiting open houses / parade of homes. Had a pretty specific idea of what we wanted. About 6 months ago, we started talking to builders. Spoke with a lot of builders (Paulson, Capstone, TJB, Accent, SW Wold, Woodland, Herritage, Homes by James, Gorham, Hedberg, Lennar...) total before finally signing a contract yesterday with Regency Homes. Chose them because they seemed to be excellent quality, but allow us to choose some cheaper finishing options to help keep cost resonable. And Lori's communication and willingness to help, answer questions, meet and talk, far outshined any of the competition. And her husband owns Serum's in Anoka so we told her the whole deal was contingent on whether or not they can get us free wings :)
http://regencyhomesincorporated.com/

The floorplan isn't finalized. But in a nutshell it'll be a rambler with a walkout basement. 5bed, 3 bath. We sat down with the drafter yesterday. Showed them the BEFORE and AFTER pic that I made, based off their Manchester floor plan. They were incredibly amazed with my MS Paint skills, lol. Here's what we have so far, probably not exactly how it will be in the end, but just an idea.

Very nice Brandon. Looks like you got everything covered. Master suite, Home Theater, and larger garage. Better make room in that garage for My FWD Auto shell lol.

Good luck.

Thanks for the sketch of the revision to the Manchester floor plan. The program you used to make the changes is awesome. Can I ask what it is?

Just make sure the ceiling somewhere in the garage is tall enough for a lift, and the cement is able to be anchored to! :)

:) I'll do what I can, but might not be able to get a full lift in there, but I'm definitely going to try! But if I can't, I may end up with something like this:

Tiny update. Builder came back with their first rendition of actual drawings based on our MS Paint sketches, and also the design of the front elevation based on what we told them we'd like the house to look like from the front.

They pretty much hit the nail on the head. Pointed out a few very minor things, but 99% spot on. PDF's are attached.

I absolutely love the layout! When are you supposed to get the next update from the building. I am going through a similar process right now, but nothing is set in stone. Just getting all my ducks in a row. Keep us all posted!
